Exclusive use of a hotel or resort in Italy can be arranged as a private chapter of a tailor-made journey: the property reserved for one party, rather than shared with other guests.
A hotel buyout or resort buyout is the commercial name for that arrangement. The exact form is chosen around the client's dates, the composition of the group and the character of the stay — not taken from a fixed catalogue. OHH! ITALY designs and coordinates the work: identifying suitable properties, exploring whether exclusive use is appropriate and feasible, and coordinating accommodation together with transfers, dining and guest requirements. Independent hotels and resorts remain the operators of the property and deliver the stay according to the agreed format.
Dates, property suitability, group requirements, availability and commercial conditions depend on the brief and on the selected property.
A buyout is more complex than booking every room. Exclusive use may require common spaces to be closed, dining to be reshaped, staff travelling with the group to be accommodated, and the party to be received as a coordinated arrival rather than a sequence of individual check-ins. Room categories have to match who is actually staying. Privacy has to be organised at arrival and throughout the stay, not only on paper. Transfers, excursions, celebrations and quieter days have to fit the property's own rhythm.
The work is selected according to the brief. It may include property selection, commercial coordination, rooming configuration, the use of common and private spaces, dining, staff accommodation where required, private transfers, arrivals and departures, activities, privacy, and — where the brief requires it — security coordination and on-site coordination. It is one conversation, not a menu of add-ons.
The search is Italy-wide. A suitable property may be in the mountains, by the sea, in a city or in quiet countryside. Alpine weeks are part of the company's experience; they do not limit the search. Chalet properties can sit inside the same exclusive-use brief when they belong with the hotel or resort. Villa, palazzo and estate buyouts remain a related form of exclusive use at house scale, already present in OHH! ITALY's concierge work. Full exclusive use — and when a room block is wiser
Full exclusive use means the property is reserved for a single party. That is the principal subject of this page: a full-property buyout reserved for one private group.
Where that is neither necessary nor feasible, a dedicated wing, a substantial room block or another tailored accommodation structure may be considered instead — depending on the property and the brief. Not every hotel or resort can offer a dedicated wing.
A room block is a different arrangement: rooms reserved inside a property that remains open to other guests. It does not provide the privacy of a full exclusive-use stay.
OHH! ITALY evaluates which structure best serves the brief. Full exclusive use and these alternatives can all be coordinated when they fit. They are not interchangeable.
The brief may come from a private family, a multi-generational group, a private group, a celebration, a corporate retreat, or another complex private stay. Each arrangement is shaped around the size of the group, the purpose of the stay, the property and its availability. The question is whether the property suits the party, and whether exclusive use is the right form.

A conversation comes first: preferred dates, destination or geographic flexibility, approximate party size, room requirements, the purpose of the stay, whether full exclusive use is essential, and any wider logistical requirements.
From there, suitable properties are identified and the feasibility of exclusive use is assessed against each property's availability, configuration and conditions. If the form is right, the stay is designed and the property is coordinated — together with transfers, timing and the programme of the stay.

A past illustration
One public illustration already exists as history. In 2024, OHH! ITALY created a private family summer in Trentino-Alto Adige around the complete buyout of a hotel and its chalets — with private family rhythm, music evenings and open-air gatherings. That week is told in the Journal as a story, not as a current product and not as a standing summer camp.
